Completion certificates – make sure you or your builder knows what this is?

I was involved with a customer who spent £25000 on building a annex for their elderly mother.

At the end of the build they asked their builder for the completion certificate.

This is required by law but the builder turned around to them and said we have done nothing about this as we thought you were doing it!
Oh dear, not only had they committed a criminal offence they were unsure of what to do next as the builder was not interested in their problem.

I told the customer they would need to speak with the local council building control and admit their mistake and to please ask for a surveyors visit.

This they will have to pay for and the surveyor will want things opened up and exposed for inspection.

This including digging up the new drive to inspect the drain run that was installed for the new wet room.

What a very expensive nightmare for a simple omission or lack of communication.
